Landlord Gas Safety Certificates (CP12)

A Landlords Gas safety record also referred to as a landlord certificate is a record required by law to be held for all rental accommodation in the UK where there are gas appliances present.

The law requires all gas appliances in a rented property to be checked annually, with a gas safety record being completed & a copy of the certificate provided to tenants.

Failure to produce valid landlord gas safety certificates can result in prosecution, and can also invalidate the properties insurance, which in turn means as a landlord you may be liable for potentially expensive civil claims.

The landlord is responsible for this aspect of their tenants’ safety, and if non-compliance were to lead to death from carbon monoxide poisoning or other catastrophes, the landlord could be charged with manslaughter.

It is also a legal requirement (England and Wales) to have a working Carbon Monoxide alarm in every room where there is a fixed combustion appliance, excluding gas cookers.

A Landlords legal duties apply to a wide range of accommodations including:

  • Residential properties
  • Rooms let in bed-sit accommodation, private households, B & B’s/ hotels
  • Rented holiday accommodation including: cottages/flats, caravans & narrowboats
